You can also search for real estate for sale by price category. I have broken the list into $100,000 increments.
Mission Viejo real estate includes dozens of tracts and subdivisions. These properties span North, South, and Central Mission Viejo. Notable tracts include the popular gated community of Canyon Crest. Also, the lake front condominiums of Finisterra and Mallorca. The gated, 55 and over communities of Casta del Sol and Palmia. Luxurious Tres Vistas on the lake, and the private gated community of Cypress Point. Several Cape Cod styled home communities include Saddleback, Evergreen Lakeview, and Eastbrook. The Madrid del Lago tract includes many hillside properties with spacious lots or great views of Lake Mission Viejo. The South Mission Viejo real estate development of Pacific Hills is a popular, newer community consisting of several tracts.

With today's volatile real estate market, you might be interested in knowing the value of your home. Are you thinking of selling, or are you possibly considering a short sale? You will naturally want to know what your Mission Viejo home is worth. I will be happy to prepare a CMA (Comparative Market Analysis) for you. This will provide you with an estimate of your home's value in today's market.
If you are considering the sale of your home, you should know that quality inventory is low. Many sellers are receiving multiple offers on their home. This is especially in the highly desirable $500,000 and below price category. If you are in a possible distress situation (upside down in value or payments you can no longer afford), a short sale may be an alternative for you. Call me if I can help you sell your home anywhere in Orange County!
Please note that as of Jan 1, 2012, we are now being charged for each floor plan. We are still happy to send you a floor plan, but please DO NOT request a floor plan if you are an appraiser, if you are not serious about buying or leasing a home, or if you are working with another real estate broker -- Thank you for your understanding!
Lake Mission Viejo
All residents of the city are members of the Lake Mission Viejo Association and pay annual association dues to support use of the lake and the public beaches. All condominium, town home, and some detached home developments have an additional homeowner's association (HOA) to pay for things like fire insurance, landscaping, common areas, and security. Mission Viejo is one of the older planned communities in the Valley, and as such, property taxes are very reasonable compared to many neighboring areas. Most tracts have no Mello Roos assessments.
I am a Realtor who lived in Mission Viejo for many years. I would love the opportunity to help you buy, sell, lease, rent, or relocate to a home in Mission Viejo. Please call me to discuss how I might help you!
