How are gated community homes listed on this page?
Homes are listed for sale or leases on this page if the listing agent has tagged the MLS (Multiple Listing Service) with the correct codes. These codes can include " gated community", "gated c ommunity with attendant" , "gated community with guard" or "automatic gate" . Like all of the pages on my web site, the information is only as good as the data that was entered by the agents. For example, a property will not appear on my horse properties page if an agent inadvertently omits the proper identification tag in the MLS.
Do all Orange County gated communities have attended or guarded gates?
While many gated housing developments do have live gate attendants and security patrols, many others have automated gates that require a special card or that use a keypad with a combination code for gate access. In many cases this is due to the cost. Communities with live attendants must obviously bear the higher cost for this service. Also, many gated neighborhoods are smaller and there may only be space at the entrance for an automated gate. Generally speaking though, the more affluent, luxury communities tend to have live security entrances and added features such as a neighborhood patrol, while smaller and more affordable housing tracts usually rely on an automated system.
