You may have never heard of the Wagon Wheel community in South Orange County, CA. Wagon Wheel in Trabuco Canyon is a lesser known neighborhood located just outside of the Coto de Caza community on Oso Parkway. The community was created as a more affordable out-crop of Coto de Caza. It includes one condo tract and five single family home tracts, including one gated neighborhood. Like neighboring Coto de Caza, one of the biggest advantages of Wagon Wheel homes and real estate is the low Mello Roos . This is because the master developer subsidized much of the Mello Roos, This resulted in fees much lower than many comparable neighborhoods in South Orange County. The HOA dues within the Dakota condominium tract have also been kept very reasonable and are much lower than many similar condo communities in neighboring Rancho Santa Margarita . The community is located right next to Thomas F. Riley wilderness park , which is a large, County, nature preserve with many hiking and biking trails. Residents of Wagon Wheel also have immediate access top the 241 Toll Road , so that they can easily commute to neighboring OC areas.
